“Giardini d’Inverno” is a high-performance residential building developed within an area undergoing significant urban transformation. The project involved the new construction of a complex composed of three interconnected buildings.
The development rises sixteen stories above ground, reaching its maximum height at the sixteenth floor, and extends six levels underground. The basement areas, with a total surface of 21,000 sqm, accommodate parking facilities, storage areas, technical rooms, and a wellness center. The above-ground volume, shaped like a “C”, has a built area of 17,000 sqm. The ground floor hosts retail units and restaurants, while the upper floors contain 91 residential units of varying sizes, all featuring large terraces and private winter gardens.
The structure is made of reinforced concrete, with load-bearing vertical cores, pendular columns, and lightened slab floors. The underground works stand out for their technical complexity, requiring the consolidation of pre-existing structures and the construction of a new continuous raft foundation, designed to withstand groundwater uplift pressure. The ground floor slab, with variable thickness, ensures static separation between the base and the emerging volume.
A distinctive feature of the project is the system of 110 elevated winter gardens, integrated into the private terraces and designed as usable green spaces throughout the year, equipped with openable glass enclosures and dedicated climate-control systems. The building also features a rooftop panoramic pool with bar-restaurant area, green roofs, and urban-level landscaping. The complex is rated Energy Class A+ and equipped with high-efficiency systems, including geothermal and photovoltaic plants, radiant floor heating and cooling, mechanical ventilation, and advanced home automation technologies.
