The architectural complex designed in 1958 by Gio Ponti, Piero Portaluppi, and Antonio Fornaroli has undergone a major redevelopment project promoted by Allianz Real Estate and led by Skidmore, Owings & Merrill (SOM). Located between Corso Italia and Via Santa Sofia, near the new M4 metro line, the site has been transformed into a next-generation urban campus, now hosting the new headquarters of Deloitte Italia.
The intervention involved the redevelopment of approximately 48,000 sqm of gross floor area, including over 1,000 sqm of green spaces. All of Deloitte’s Milan offices have been consolidated into a single multi-tenant complex designed around well-being, environmental sustainability, and technological innovation, while maintaining a strong architectural dialogue with the original design.
The project included a deep renovation of the existing buildings, selective demolition, the recovery of usable areas, and the raising of roof structures to optimize space and improve energy performance. The interiors were completely reconfigured to host flexible, state-of-the-art work environments, following a concept developed by DEGW (Lombardini22 Group). The introduction of shared spaces and landscaped areas contributes to creating a more inclusive and livable working environment.
From the outset, the entire project was developed based on energy efficiency and low environmental impact criteria. The result is a Near Zero Energy Building (NZEB) that combines advanced design strategies with high construction standards. The renewed complex now stands as a significant example of architectural regeneration in an urban context — restoring value to a historic building while meeting the evolving needs of contemporary workspaces.
