The project involves the transformation and completion of an existing building into a five-star superior hotel, articulated over nine above-ground floors and three underground levels, with a gross floor area of 11,095 sqm above ground and 4,726 sqm below ground. The development is complemented by approximately 700 sqm of outdoor areas.
The design includes 154 guest rooms distributed from the first to the eighth floor, following a complete redesign of the internal layout. The ground floor will accommodate reception areas and a restaurant, while the ninth floor will feature a panoramic terrace with a second restaurant. The second basement level will host a spa with pool and fitness area, and the first basement level will include a nightclub. Parking will be provided by a multi-level automated garage with a capacity of 60 vehicles.
The project also includes the conservation and restoration of the historic stone façade facing Corso Matteotti, the replacement of external windows, and the installation of an internal thermal insulation system throughout the building envelope to enhance energy efficiency.
From a structural standpoint, the existing reinforced concrete elevator shafts will be strengthened with carbon fiber laminates and fabrics. A steel-framed rooftop addition will be built on the eighth floor, while the roof level will accommodate the panoramic terrace with partial canopy. The new volume will feature a stick curtain wall façade system combined with traditional cladding elements, designed to ensure material and chromatic continuity with the surrounding context.
The project also includes the installation of photovoltaic panels on the roof and along the linear overhang of the eighth floor, contributing to the building’s energy self-sufficiency.
