The Manifattura Project – Green Innovation Factory was developed under a design-and-build contract, covering both the design and execution of works. The complex is located on a 9-hectare site in Rovereto (Trento), formerly occupied by a historic tobacco factory decommissioned in 2008, and is part of an extensive urban regeneration program promoted by the Autonomous Province of Trento.

The project involved the construction of a multifunctional hub dedicated to sustainable innovation, now comprising approximately 70,000 sqm of covered area that accommodates companies, startups, research centers, university facilities, and training spaces, all designed to foster collaboration and the growth of the national and European cleantech sector.

The functional program includes production and office spaces, research laboratories, a university department, an auditorium, a gym, exhibition areas, a restaurant, and several complementary services. All areas are organized beneath a 28,000 sqm walkable green roof, whose shape recalls the terraced vineyards of the Trentino valleys, morphologically reconnecting the former factory to the Leno River. The project also encompassed the redevelopment of the riverfront, now equipped with pedestrian paths and a cycling track.

From a construction standpoint, all above-ground structures are built using glulam timber frames, with cross-laminated timber (CLT) panels for the roof, combined with high-efficiency architectural and MEP systems. Every design and construction phase was guided by sustainability criteria, with particular attention to reducing emissions and minimizing energy consumption, leading to the achievement of LEED Gold certification.
