The Market Luxury Outlet is a new shopping destination dedicated to major luxury brands, built in the Republic of San Marino over a total area of 25,000 sqm. The complex is designed to accommodate up to 130 retail units, arranged along a continuous pedestrian pathway that follows the natural slope of the terrain.
The ring-shaped layout takes advantage of the site’s topography, with buildings integrated into the hillside and parking areas recessed into the ground, minimizing land use and environmental impact. The distribution system is organized around four main plazas, located at different levels and connected by stairs, elevators, and escalators. These public spaces promote social interaction and can host events, offering a contemporary reinterpretation of the traditional urban forum.
The architectural identity combines a contemporary language with references to local construction and color traditions. The façades, made of pietra del mare, aluminum cladding, and other innovative materials, are defined by perforations, reliefs, and variable patterns that create movement and visual depth, while maintaining compositional coherence at the territorial scale.
The entire complex is BREEAM-certified at the “Very Good” level. The adopted sustainability strategies include natural ventilation, solar radiation optimization, shading of public spaces, and the integration of a photovoltaic system supporting the overall energy efficiency of the development.
