The Vitae project involves the development of a new mixed-use complex in the southern area of Milan, along Via Serio, within an urban regeneration context. The intervention completes the street frontage while introducing a system of public spaces and pedestrian paths designed to enhance permeability and integration with the surrounding urban fabric.
The building rises over 8 above-ground floors and 2 basement levels, with an articulated volume generated by the progressive offset of the upper floors. This configuration allows for the creation of generous terraces and establishes a continuous relationship between indoor and outdoor spaces. The ground floor, crossed by a transverse passage, accommodates the main entrances and open spaces available to users, while the upper levels host open-plan office spaces and, on the top floors, residential units. The roof is designed as a shared terrace, accessible via a pedestrian path that extends from the public realm.
A defining feature of the project is the integration of greenery, which extends from the public plaza along the building through a continuous ascending path, creating an immersive environment and enhancing the overall environmental quality. The plaza is conceived as an articulated open space combining permeable surfaces, paved areas, and diversified planting systems, integrated with the architectural layout of the development.
From a construction standpoint, the building features a reinforced concrete structure with flat slabs and lateral stability ensured by vertical cores. The façade consists of a curtain wall system with unitized curtain wall system, integrated with supporting steel elements. The project is designed to meet high sustainability standards, targeting LEED v4 Platinum and WELL® v2 Gold certifications, as well as compliance with CAM requirements.
